Our Electrical Breakdown Cover is a bespoke package designed to protect landlords from unexpected faults while ensuring full regulatory compliance. Since 2020, it has been a legal requirement for all buy-to-let properties to hold a valid EICR; failure to comply can result in significant legal penalties.


What’s Included

Pricing & Availability

  • Cost: Only £7 /month (inc. VAT)

  • Location: Available exclusively in Central and Greater London.

  • Eligibility: Subject to a free initial inspection visit; standard exclusions apply.

  • Rapid Response: Committed to same-day appointments with engineers calling en-route. We achieve an 80% same-day repair rate.

  • Parts & Labour: Unlimited visits and unlimited parts, featuring a 95% same or next-day delivery system for specialized components.

  • Compliance & Certification: * Annual Visual Inspections to ensure ongoing regulation adherence.

    • Full EICR Report included when due.

    • Complimentary Electrical Health Check reports.

  • Ease of Management: Dedicated booking and claims line for tenants or letting agencies to act on your behalf.

  • Expertise: All work is carried out by NICEIC or NAPIT registered engineers.

Key Contract Terms

  • Duration: 12-month contract term.

  • Flexibility: 1-month cancellation notice period.

  • Excess: A flat £50 excess applies to all repairs carried out.


What is Not Covered?

To maintain our low monthly premiums, the following exclusions apply:

  • Appliances: Any electrical items connected via plug or hardwired spur (e.g., immersion heaters, hobs, or electric cookers).

  • Supply Issues: Faults related to external UKPN supply lines or general power cuts that have not caused permanent damage.

  • External Wiring: Any electrics or wiring buried below ground level outside the property.

  • Routine Maintenance: Minor tasks such as replacing light bulbs, fluorescent tubes, plug fuses, or adjusting timers/thermostats.

  • Specific Systems: Portable or fixed electrical heating and energy efficiency management systems.

  • Regulatory Limitations: Repairs that would breach current wiring regulations or work required specifically due to changes in national safety standards.

  • Pre-existing Issues: Repairs required as a result of a previously received "Unsatisfactory" EICR or the failure of work carried out by third parties.
