Overview
Landlord Certificates boiler only breakdown cover has been created to cover the landlord for unexpected boiler breakdown. At this price you also receive a gas inspection covering you legally as a landlord on an annual basis and also our full boiler service to ensure your boiler is working 100% efficiently.
Eligibility may be subject to a free inspection visit. Cover is available in Central and Greater London only, exclusions apply.
How Much Is Breakdown Cover?
- A gas certificate and boiler service must be purchased in order to get breakdown cover, which is a £78 inc vat add on.
- If a customer has just had a gas certificate and boiler service, within a month, and wants breakdown cover we can charge them £78 inc vat for the breakdown cover, and £40 inc vat for the call out charge – for us to go out an do a breakdown assessment.
- If a returning client wants to renew their gas breakdown cover, they will need to purchase a gas certificate + boiler service (price depending on how many appliances) + breakdown cover at £78 inc vat

- Unlimited parts (95% same or next day parts delivery system)

- Operational Mon to Saturday 08:00 – 20:00 excluding bank holidays
- Booking Claims line for tenants and agencies to book on behalf of landlord

- Gas Safe registered engineers
- 12 month contract term (1 months cancellation notice)
- £50 Excess on repairs carried out (Each call out / claim we have to charge £50)
What’s not covered?
- Intermittent faults
- Central heating system (radiators, heating pipework, radiator valves etc)
- Hot water cylinder, storage tanks and immersion heaters
- Heating and cold water header tanks
- Gas supply pipework
- Power flush
- Performance upgrades (E.G. magnaclean filter, scale reducers)
- Sludge, scale blockages or restrictions
- Failure of third party work

Breakdown assessment
Before we can activate the breakdown cover, we need to 2 things to ensure the boiler meets our breakdown criteria:
- Send an e-mail to the client to ensure the boiler meets our breakdown criteria
- Installation date/age of appliance. (We cannot offer breakdown cover if installed before 2021).Boiler make and model.
- Confirmation required- is your boiler/heating system currently experiencing any consistent or intermittent faults?
- Confirmation required- has there been any repairs to your boiler/heating system within the past 12 months.
- We send out an gas engineer to do a breakdown assessment to visually inspect the boiler to give a verdict in the boiler is worth covering. The engineer will than slack us to see if passed.
If any of the above does not meet our breakdown requirements, we will than need to cancel cover. If paid we would set this to refund.
